The Buying Process

A note from me to you about buying.

Purchasing real estate is likely going to be the biggest and most complex financial decision you will ever make in your lifetime. If this is your first home purchase, you may not be aware that there are 2 real estate agents involved in a sale. The seller’s agent whose fiduciary is to the homeowner and a buyer’s agent who is your advocate and advisor throughout the purchasing process. 

So, you’re ready to buy and now you're wondering “how do I choose a real estate agent?”

A lot of my buyers find me online and through referrals from past clients. Once a buyer reaches out my process starts with a buyer’s consultation. During our initial 30-minute call, my goal is to learn about what you’re looking for and determine whether we are a good fit. Keep in mind that you are likely going to work with your buyer’s agent closely and for a couple of months so it’s important to be on the same page and feel comfortable.

You should know that having a real estate advisor who will advocate for you and negotiate for you will not cost you anything. 99% of the time the buyer’s agents are paid by the seller. 

Whether we are in a buyers’ market or a competitive seller’s market, my goal is to get you the best terms at a great price and navigate the process as smoothly as possible. Let me take care of everything so the only thing you need to worry about is whether you’ll be painting the master bedroom off white or dove white.

What to expect

Once we have a commitment to exclusively work together, I will devote the full breadth of my resources to ensure you walk away with the home of your dreams. I will stop at nothing to represent you the way I would want to be represented.

Hire an agent

A buyer's agent is your local expert. Your ears on the ground and your pulse on everything real estate related.

Get Pre-Approved

Ask your broker for recommendations. You will want to work with a local lender in a reputable bank.

Visit Properties

This is the fun part. Once you’ve been pre-approved we will start touring homes.

Review & Negotiate

Now that you’ve found a home, we need to determine your offer. We will review all recent comps, market stats, home condition, location etc. to come up with a fair market valuation.

Sign the Contract

Once we have an accepted offer, your contract will be drawn up by your real estate attorney. We will all review the contract together before you sign and provide your deposit.

Start The Loan Process

As soon as contracts are signed you will need to contact your lender to start the loan application process. This can take up to 8 weeks.

Schedule Walk Through

Before your closing date we will inspect the home one last time to make sure it is being delivered in satisfactory condition.  If you’re buying in a new development there are several walkthroughs.

Closing Date

This is the day you take ownership of your new home!
